ACORD 28: Evidence of Commercial Property Insurance Explained
ACORD 28 is Evidence of Commercial Property Insurance. It communicates property-policy information for a particular insured interest. It is different from the liability information summarized on an ACORD 25, and it should be reviewed against the property or financing requirement that prompted the request.
The New Jersey Housing and Mortgage Finance Agency’s insurance specifications illustrate this distinction: property evidence and liability evidence serve different requirements, and reported information must reflect the underlying policies. Those specifications govern that agency’s program; they are not universal minimums for every property.
Review the property, not just the limit
Start with the named insured and premises. Does the address include the correct building or unit? Does the described interest concern the building, tenant improvements, contents or another insured item? A large limit associated with a different location is not a satisfactory answer to your document request.
Next, identify the policy number, insurer and coverage dates. Ask the broker to explain how the reported property interests, deductibles and applicable limits relate to your requirement. If a blanket property program is involved, request clarification of any location-specific limit or condition relevant to the premises.
Keep these review items separate
| Review item | Evidence question |
|---|---|
| Property identity | Which building, location or interest is described? |
| Insured business | Does it match the responsible lease or loan party? |
| Reported coverage | Which property interests and coverage terms are shown? |
| Financial terms | What limits and deductibles require confirmation? |
| Additional interest | Which policy wording supports the requested status? |
A lender or landlord may ask for additional documents. Record the specific request and let the issuer determine how to supply accurate evidence. Do not add rights to the form by editing its remarks yourself.
A hypothetical tenant-improvement review
Oak Studio sends its landlord an ACORD 28 for a property program covering several premises. The evidence references the business’s old address. The landlord asks the broker to confirm the new unit and the tenant-improvement interest, then requests corrected evidence. It does not accept the total policy limit as a substitute for identifying the correct property.
Track property and liability renewals separately
One business can have different renewal dates for property and liability. Keep each evidence document with the relevant requirement and preserve older versions for their periods. An ACORD 25 does not replace missing property evidence simply because both came from the same broker.
See ACORD 25 vs ACORD 28 and the commercial tenant insurance checklist. Certy’s certificate tracking workflow does not determine lender rights or interpret property coverage.
Frequently asked questions
Is ACORD 28 the same as ACORD 25?
No. ACORD28 is Evidence of Commercial Property Insurance; ACORD25 is a Certificate of Liability Insurance. Choose evidence for the coverage being requested.
Does an ACORD 28 make a lender a loss payee?
Do not rely on the evidence form alone to establish policy rights. Confirm the relevant policy provisions, endorsements and lender requirements with the issuer.
