Tennessee Contractor Insurance Requirements

Tennessee contractor liability evidence should be checked against the license monetary limit, not merely the price of today’s job. Workers’ compensation and individual construction-owner exemptions require a separate review.

The Board for Licensing Contractors guidance states that general liability insurance is based on the monetary limit assigned to the license. This makes the license record an essential input to the insurance check.

Match the liability tier to the license

The Board’s published insurance table lists a $100,000 minimum through a $500,000 license limit, $500,000 for limits from $500,001 to $1,500,000, and $1 million above that range. Confirm current instructions and the exact license category before applying the table.

These are licensing requirements. A project can require more protection or additional types of insurance. Keep the project clause beside the licensing record so a reviewer can see the origin of each limit.

Employee coverage and owner exemption

The Tennessee exemption registry concerns eligible individual construction owners. An exempt owner must still maintain required coverage for employees, even with just one employee.

Search the person and correct business. Check licensing separately because the registry does not establish license validity. The construction exemption guide provides a more detailed intake workflow.

A hypothetical monetary-limit change

A contractor increases its license monetary limit to take larger projects. The existing liability certificate remains current, but its limit was sufficient only for the earlier licensing tier. The insurance review should address the changed license record even if the next project is relatively small.

This is different from reviewing an expired policy: the dates can be valid while the required amount has changed. Make the deficiency request specific so the broker knows whether to address a limit, a date or an endorsement.

Review bonds and insurance as different records

A bond used for a licensing or financial-responsibility purpose does not automatically replace the required liability policy. Likewise, a liability COI does not establish every requested additional insured, waiver or completed-operations term. Obtain the relevant policy documents and record who resolved any exceptions.

Use the Tennessee state guide, the COI review checklist and the COI deficiency email template. Track both insurance renewal dates and licensing changes that could trigger a new requirement.

Frequently asked questions

What determines Tennessee Board contractor liability minimums?

The Board ties the required liability amount to the license monetary limit. Do not use only the value of one job when identifying the applicable tier.

Does a Tennessee construction owner exemption replace employee insurance?

No. The exemption registry concerns eligible owners. Tennessee says employees still need coverage even if the exempt owner has just one employee.
