Fire Restoration subcontractor insurance requirements
Document emergency stabilization, soot cleaning, demolition, contents handling and reconstruction. A rapid response should still identify the contracted entity and actual operations.
Start with your agreement, the work scope and the applicable state workers’ comp rules. Collect current policy evidence and the endorsements your agreement requires. A certificate summarizes information; it does not resolve every exclusion or condition.
Scope details that change the review
Contaminants
Smoke residues and damaged materials can create environmental questions.
Contents custody
Customer property held for cleaning or storage may need separate review.
Scope expansion
Emergency cleaning can become structural rebuilding and subcontracted trade work.
Questions for the contractor and agent
- Does the policy scope include restoration, demolition and any reconstruction being ordered?
- What evidence addresses pollution, contents custody or professional recommendations when required?
- Who reviews lower-tier rebuilding contractors?
Documents to collect
- GL, auto and workers comp evidence
- Relevant pollution and property-in-custody evidence if required
- Required endorsements and lower-tier contractor records
Compare policy dates and limits against the signed requirements. Check the actual endorsement wording when the requirement depends on insured status, a waiver or the scope of operations. Keep unknown items pending and record the reviewer responsible for resolving them.
A hypothetical review
An emergency soot-cleaning vendor begins storing tenant contents and rebuilding walls. The owner documents the expanded responsibilities and obtains relevant evidence before continuing the larger scope.
Renewals and scope changes
Use emergency follow-up deadlines and reopen review when stabilization becomes reconstruction.
Choosing limits
These review questions do not establish a universal legal minimum for this trade. Owner contracts, project size, operations and applicable licensing rules can change what is required. Use the requirements generator for an illustrative starting schedule, then have the authorized risk owner and broker approve the actual requirements.
