Drywall subcontractor insurance requirements

Distinguish boarding and finishing from structural metal framing, fire-rated assemblies, insulation and work on older painted surfaces. Capture whether lifts or scaffolds will be used.

Start with your agreement, the work scope and the applicable state workers’ comp rules. Collect current policy evidence and the endorsements your agreement requires. A certificate summarizes information; it does not resolve every exclusion or condition.

Scope details that change the review

Overhead work

Dropped tools and materials can damage occupied spaces.

Assembly performance

Fire-rated or acoustic systems may carry important workmanship obligations.

Existing materials

Demolition and surface preparation can add dust or hazardous-material questions.

Questions for the contractor and agent

  1. Does the subcontract include demolition, framing or hazardous-material disturbance?
  2. Are lifts owned, rented or supplied by another contractor?
  3. Does the policy scope match any fire-rated assembly work and completed operations requirement?

Documents to collect

Compare policy dates and limits against the signed requirements. Check the actual endorsement wording when the requirement depends on insured status, a waiver or the scope of operations. Keep unknown items pending and record the reviewer responsible for resolving them.

A hypothetical review

A drywall contractor is asked to remove old wall finishes before installation. The GC clarifies the material survey and removal responsibility rather than treating removal as automatically covered finishing work.

Renewals and scope changes

Review added demolition and surface preparation tasks, as well as project extensions crossing policy renewals.

Choosing limits

These review questions do not establish a universal legal minimum for this trade. Owner contracts, project size, operations and applicable licensing rules can change what is required. Use the requirements generator for an illustrative starting schedule, then have the authorized risk owner and broker approve the actual requirements.
