Framing subcontractor insurance requirements

Identify wood or metal framing, structural elements, building height and the division between fabrication and erection. A subcontractor that adds exterior sheathing may need a fresh scope review.

Start with your agreement, the work scope and the applicable state workers’ comp rules. Collect current policy evidence and the endorsements your agreement requires. A certificate summarizes information; it does not resolve every exclusion or condition.

Scope details that change the review

Structural failure

Temporary instability can affect workers and adjoining work.

Work at height

Access methods and multi-story operations change the exposure discussion.

Lower-tier labor

Crew arrangements need clear responsibility for workers comp evidence.

Questions for the contractor and agent

  1. Does the described business and policy scope include this framing method and building type?
  2. Which company employs each installation crew?
  3. What completed operations and structural-work restrictions need broker clarification?

Documents to collect

Compare policy dates and limits against the signed requirements. Check the actual endorsement wording when the requirement depends on insured status, a waiver or the scope of operations. Keep unknown items pending and record the reviewer responsible for resolving them.

A hypothetical review

A framing vendor initially quotes a single-story structure, then adds a multi-story section. The GC records the change and asks whether height or building-type restrictions affect the insurance review.

Renewals and scope changes

Check newly introduced crews and extension of project dates instead of assuming the original file remains sufficient.

Choosing limits

These review questions do not establish a universal legal minimum for this trade. Owner contracts, project size, operations and applicable licensing rules can change what is required. Use the requirements generator for an illustrative starting schedule, then have the authorized risk owner and broker approve the actual requirements.
