Scaffolding subcontractor insurance requirements
Define design, erection, inspection, rental and dismantling duties. Equipment ownership does not by itself identify who is responsible for installation or inspections.
Start with your agreement, the work scope and the applicable state workers’ comp rules. Collect current policy evidence and the endorsements your agreement requires. A certificate summarizes information; it does not resolve every exclusion or condition.
Scope details that change the review
Collapse
A structural or erection problem can affect several trades and public areas.
Falling objects
Work above occupied paths needs clear responsibility and control.
Design responsibility
Nonstandard configurations can create engineering questions.
Questions for the contractor and agent
- Who designs, erects, inspects and dismantles the system?
- Does each relevant business have evidence for its assigned operations?
- What professional, rented-equipment and completed operations terms need review?
Documents to collect
- GL, auto and workers comp evidence
- Required additional insured and relevant professional evidence
- Separate rental, erection or engineering contractor records where applicable
Compare policy dates and limits against the signed requirements. Check the actual endorsement wording when the requirement depends on insured status, a waiver or the scope of operations. Keep unknown items pending and record the reviewer responsible for resolving them.
A hypothetical review
A façade vendor rents scaffolding from one company and hires another to erect it. The GC identifies both responsibilities rather than accepting a single equipment-rental certificate as the entire record.
Renewals and scope changes
Review design changes, extensions and replacement erection contractors before the system is reused.
Choosing limits
These review questions do not establish a universal legal minimum for this trade. Owner contracts, project size, operations and applicable licensing rules can change what is required. Use the requirements generator for an illustrative starting schedule, then have the authorized risk owner and broker approve the actual requirements.
