Mold Remediation subcontractor insurance requirements
Identify assessment, containment, removal, disposal and post-remediation testing duties. Do not assume drying, remediation and independent testing are performed by the same insured business.
Start with your agreement, the work scope and the applicable state workers’ comp rules. Collect current policy evidence and the endorsements your agreement requires. A certificate summarizes information; it does not resolve every exclusion or condition.
Scope details that change the review
Spore spread
Work can affect areas outside the immediate containment zone.
Recurrence
Disputes can concern remaining moisture and the adequacy of the remediation.
Professional assessment
Investigation and clearance recommendations may create separate responsibilities.
Questions for the contractor and agent
- Does the pollution or specialty wording address mold for the actual work?
- Who performs the assessment and post-remediation verification?
- What reporting conditions, retroactive dates or exclusions require broker review?
Documents to collect
- GL and workers comp evidence
- Relevant mold/pollution coverage evidence and required endorsements
- Separate assessor or testing-vendor evidence where applicable
Compare policy dates and limits against the signed requirements. Check the actual endorsement wording when the requirement depends on insured status, a waiver or the scope of operations. Keep unknown items pending and record the reviewer responsible for resolving them.
A hypothetical review
A remediation company uses an independent clearance consultant. The property manager records that party and requests its required professional evidence instead of treating the remediation COI as covering every participant.
Renewals and scope changes
Review specialty renewals and changes in assessment or testing responsibility.
Choosing limits
These review questions do not establish a universal legal minimum for this trade. Owner contracts, project size, operations and applicable licensing rules can change what is required. Use the requirements generator for an illustrative starting schedule, then have the authorized risk owner and broker approve the actual requirements.
Prepare the request
- Copy the certificate request email
- Download the COI review checklist
